Rental of holiday properties in Turkey


On January 1st, 2024, a new law came into force that regulates the rental of holiday properties. Any rental period that is less than 100 days in a row is considered a vacation rental. If you want to rent out your property as a holiday home, you must register it with the authorities using the E-Devlet system and, after registration, download a plaque that must be attached to the entrance to the property. This way, guests and authorities can see that the property is properly registered. The holiday guests must be registered by the landlord at the relevant police or Jandarma office using an electronic system.When it comes to the type of property, a distinction is made between houses/villas and apartments. As an apartment owner, you must first find out from the management of the complex whether holiday rentals are permitted. In the case of smaller complexes (up to 10/15 units), rental is prohibited per se and can only take place with the consent of all other owners. For larger complexes, you must ask the administration whether the holiday rental is registered and permitted in the “yönetim plani” (management plan), or whether it was voted on at the owners’ meeting or still has to be voted on. As a house/villa owner it is easier, even if you are in a complex, you do not have to ask any neighbors for permission, only the registration of the property and the registration of the guests are required as described above.If you rent out a property without registering or registering your guests, severe penalties will be imposed. This already happened at the beginning of the year.It will take some time for the entire system to function smoothly, so you should be patient and wait a little longer before renting out your holiday property.
